Some of Yours + Some of Ours Get Blended in an Occupied Staged Home
Our Portland home staging company is often asked to stage a home that’s occupied by the sellers while it’s on the market. In this case we provide a home staging consultation first, to advise them what to keep, what to pack up, and any easy cosmetic updates including painting — to be completed before we return to stage the house.
Sometimes, the sellers tell us that they’d like to replace some furniture, or have us bring in some decor items, accessories, plants, or art. When this happens we’re happy to rent some furnishings to them while their home is on the market, and we “blend” the sellers’ items with our staging inventory to get the best results. Our goal is always to ensure the home looks its very best for the target buyer, to help it sell faster.
Here are a few examples of different Occupied Homes that we’ve staged recently, where we used the sellers’ items and we also brought in some of our furnishings to enhance what was already there — and blended it all together for a pleasing look that would appeal to buyers.
In this lovely Portland home, the strong paint color looked great with the sellers’ rug, but the rug wasn’t staying with the home, so we recommended that the walls be painted a lighter, neutral shade. Their leather sectional was beautiful but it almost swallowed up the room, so we brought in a leather sofa & chair set that opened up the space and allowed buyers to “see” the room’s best features (including gorgeous woodwork).

We blended the sellers’ furniture from other rooms with our items, showing this as a guest bedroom (the room’s original purpose), adding value to buyers who needed another bedroom

Staging added warmth to appeal to younger target buyers; the sofas were borrowed from the seller’s sister and we added the tables, art, and accessories to warm up this room
This next home has a beautiful master bathroom … but the paint color was very bold and 10 years old

We selected a neutral color that coordinated with the tile & marble, and removed excess personal items
Wow! What a difference! This bathroom is now up-to-date for potential buyers, for a very reasonable fee.
Staging an occupied home can be much more challenging than staging a vacant house because we have to work with what the sellers already have, and often the budget is small. So, we make the most of what we have!
